Downtown Grand Rapids Condos That are FHA Approved

Grand Rapids Condos Downtown Grand Rapids offers some incredible condos from cool, affordable urban studios at the Hillmount or the Boardwalk condos, to luxurious penthouses and lofts at Riverhouse condos or the Fitzgerald Condos. One of the problems we have been experiencing with buyers wanting to purchase a downtown Grand Rapids condo has been financing. Many of the condos, especially the “boutique” condos like Peck, Front Row, Cityview or 65 Monroe require a conventional mortgage with ten to twenty percent down. It can be difficult to come up with that amount of cash  on hand.

Having said that, there are some condos that are FHA approved. This is important to many buyers, especially first time condo buyers looking to capitalize on the $8000 Tax credit. With an FHA loan, you need only pay a 3.5% downpayment on the loan. Much better than 10% or 20%!

Boardwalk Condos Boardwalk condos are FHA approved! Just before last Christmas they were approved. Boardwalk is a great building with many amenities including a pool hot tub area, game room, theatre room, fitness center, roof top deck, salon and JD Reardon’s bar. These condos are loft style with exposed brick, exposed duct work, river views and tall ceilings. Many floor plans are available from studio, 1, 2 and 3 bedrooms and there are two courtyards, one with the pool and the other with a peaceful, wooded area where the outdoor grills are located.

The Hillmount condos are FHA approved! The Hillmount condos offer aHillmount Condos little different feel to the Boardwalk. The building itself is an older, solid brick buillding and it does offer a few amenities such as wireless (wifi) internet, fitness center and an awesome rooftop deck with grill. Many of these condos offer lovely hardwood floors and updated kitchens with stainless steel appliances. Union Square condos Union Square condos are FHA approved! Union Square is one of the coolest buildings in town. You have probably seen it while driving on the expressway at the junction of I-96 and US-131 highways. The building is the Union Square High School and there is a big mix of condos here from affordable 1, 2 and 3 bedrooms which also includes some incredible penthouse units. Amenites include a very nice fitness center and the  roof top deck, pool and hot tub. These condos are loft style similar to Boardwalk but with more floor plans and larger windows. Some of the old school features like chalk boards and lockers have been blended in with the modern condo features.

Fulton Street Flats are FHA approved! This is a new addition to the downtownFulton Street Flats condo scene and has just been approved. These are affordable 1 and 2 bedroom condos with some nice standard features accross the street from Davenport University and minutes to the downtown core. Some features include large balconies, hardwood floors and granite counters. I like the location here and for the money, you get a good sized condo with reasonable association fees, parking and laundry rooms in each unit.

El Dorado Condos

El Dorado condos are a lovely condo conversion that are located at 516 Lyon St NE, in the Heritage Historic District of downtown Grand Rapids. These Heritage Hill condos were developed in 2007. Formerly the Bachelder Apartments, this brick and stucco building was built in 1910. Nine years later a second building was built right next door and sometime after that, a third building was built in-between and to the rear. The two original buildings plus the third, were connected, forming the distinctive “U” that we see today.

Some of the attractive features of the El Dorado condos are the original architectural elements. There were porches that were torn down which were rebuilt of cedar. The interior features the original hardwood floors which have been refinished, the original cut-tile flooring and the windows have been replaced with double-hung wood frames to comply with historic requirements. Out of the 13 original condos, only 4 remain. We have two – 1 bedroom condos with 770 square feet and two – 2 bedroom condos at slightly over 1100 square feet. One of the two bedroom condos offer a garage and all condos come with off-street parking.

I’ve toured these recently and they are spacious, open floor plan with good sized bedrooms. The all-new kitchens will feature concrete counter tops, Stainless appliances and washer-dryer unit.   Park Row Condos are a very nice addition to our downtown Grand Rapids condo scene. Park Row are located at 430 Union Ave in Grand Rapids’ Medical Mile and in my opinion are a good investment and will sell very well. The developer is doing all of the right things with these new construction condos, not the least of which is keeping the monthly association costs very low. All condos have a balcony, an underground parking space, secure entrances and now have occupancy. One important feature that sometimes gets overlooked in the rush to build these condos out is sound-proofing. After touring the condos several times in the last few weeks, I am comfortable saying that these are well built and very quiet condos.

These Medical Mile condos offer 1, 2 and 3 bedrooms in 5 configurations including a two-story residence with an upstairs loft area over-looking the lower level living area. The standard package is very generous and includesMedical Mile Condos wood floors, tile, granite counter tops, stainless steel appliances and gorgeous kitchen cabinetry. Upgrades can be added but looking at the standard package, it’s almost not necessary. Square footage ranges from ~720 in the 1 bedrooms to over 1900 square feet in the 3 bedroom spaces.

Park Row Condos are within walking distance to the Grand Rapids Medical Mile, (or Health Hill) and is right on the border of the Heritage Hill Historic District. There has been plenty of construction going on here and it is great for the city. The Medical Mile is one of the nation’s most ambitious medical research centers and it is going to bring jobs to the city. Spectrum Health, Cook Institute, GVSU’s Cook/Devos Center for Health Sciences, The Secchia Center and the Van Andel Institute are leading the way and Grand Rapids will benefit.
